Sale at public auction will be on May 17, 2023 on or about 10:00AM local time, at the East door steps of the Lewis County Courthouse, Hohenwald, Tennessee , conducted by the Substitute Trustee as identified and set forth herein below, pursuant to Deed of Trust executed by RUTH ANNIE HUNT, to Rudy Title & Escrow LLC, Trustee, on December 16, 2005, at Record Book 72, Page 835-850 as Instrument No. 18929 in the real property records of Lewis County Register’s Office, Tennessee.
Owner of Debt: The Bank of New York Mellon, successor to The Bank of New York, not in its individual capacity but solely as Trustee on behalf of the holders of the CIT Mortgage Loan Trust, 2007-1 Asset-Backed Certificates, Series 2007-1

Situated in the Tenth Civil District of Lewis County, Tennessee, and being more particularly described as follows:
Beginning on an iron marker, the Northeast corner of Seiber Cemetery, of record in Deed Book A-14 at page 654, ROLCT; and runs thence North 15 degrees West 713 feet to a stake; thence South 69 degrees West 146 feet to a cedar; thence North 41 degrees West 116 feet to a red oak; thence North 43 degrees West 585 feet to a stake in a fence, Norris and Seiber`s line; thence with the same South 3 degrees West 60 feet to a point; thence South 25 degrees East 247 feet; thence with the fence South 26 degrees 30 minutes East 1310 feet to a point in the center of Cothran Road; thence with the same North 71 degrees East 109 feet to a point; thence North 15 degrees 30 minutes West, passing the Southwest corner of the Seiber Cemetery at 87 feet, in all 217 feet to an iron marker, the Northwest corner of the cemetery; thence North 56 degrees East 95 feet to the point of beginning, containing 8 acres, more or less, according to survey of Thomas E. Lawson, Registered Land Surveyor, Tennessee License No. 650, dated June 11, 1985, compass survey, bearings magnetic as of said date.
Being the same property conveyed to Ruth Annie Hunt, a single person by Warranty Deed from Dennis D. Young, II and wife, Christine Young, recorded on the 25th day of January, 1991 in Deed Book A-52, Page 239, in the Register`s Office of Lewis County, Tennessee.
This conveyance is subject to any and all existing easements and restrictions as shown of record.

All right of equity of redemption, statutory and otherwise, and homestead are expressly waived in said Deed of Trust, but the undersigned will sell and convey only as Substitute Trustee.
If the U.S. Department of Treasury/IRS, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor or Workforce Development are listed as Interested Parties in the advertisement, then the Notice of this foreclosure is being given to them and the Sale will be subject to the applicable governmental entities’ right to redeem the property as required by 26 U.S.C. 7425 and T.C.A. §67-1-1433.
This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
