With tax season upon us I wanted to share a few reminders with everyone. Tax statements will start to arrive hopefully by the second week of October.

As always, we do allow for partial payments to be made beginning in October when you receive your bill through February 28, 2025. We do not require a certain amount when making payments. Payments (with the exception of partial payments) can be made online at http://www.citisenportal.com, or by mail at 110 N. Park Room 101.

If you do not receive a property tax bill, please call us at 931-796-2226 and we will be glad to mail, email, or fax you a copy. If you have sold property and receive a property tax bill, simply check in your closing paper work and see how the property taxes were prorated at closing.

In August I opened an account with US Bank through Morton Capital. I was managing an account, and we were getting an interest rate of 0.75 percent, which yielded a monthly return of $5,125.78. After opening the account with US Bank and getting 5.13 percent, we received a return of $11,966.26.

As of 09/18/2024 the feds initiated a big rate cut of 0.50%. The market had been pricing it as basically a 50/50 chance between 0.25% and 0.50% and of course opted for the bigger cut. This of course provides some relief for borrowers, but investors will see the effects as well.

At the time of this writing, we have $145,179.34 outstanding in 2023 property taxes. Our beginning tax aggregate for 2023 was $4,620,693.89.
